The Three P's of Preparing a Home for Market

Pricing right, presentation and property condition (Three P's) are the recipe for getting homes sold in today's market. Today's buyers are looking for a 'good value' and adhering to the three P's allows a property to stand out as a good value. Pricing competitively will allow a property to stand out from the competition. Similarly, presenting a thoughtfully 'staged' home will allow the buyer to visually move into the property and proper upkeep of a home minimizes the buyers list of objections. A skilled Realtor with staging experience can assist with successful preparation of a property in today's market.

To determine whether a home might be considered a 'good value' to a potential buyer, first evaluate the three P's; price, presentation, and property condition. Next, compare the properties three P's to actual competition in the price range or neighborhood. A Realtor with knowledge of the local market and inventory can evaluate the three P's almost automatically, and to be sure, a quick visit to competing listings and/or other neighborhood listings puts it all in perspective.
